Financial Services:
- Maintain the Association's records, files, and books.
- Generate Monthly Financial Statements including: Balance sheet, budget vs actual, Profit and Loss statement with Current Month and Year to Date columns, monthly check register, prepaid report, delinquency report, and Owner Roll
- Collect all condo fees, make deposits, send late notices
- Budget preparation
- At the heart of our accounting system is ACS Property Management and Quickbooks Accountant's Edition software. It is a fully integrated financial program designed for professional condominium management.


Maintenance Management:
- Anchor has a 24/7 maintenance response program. Emergencies are responded to within 1 hour or less. This goal is met of the time.
- Anchor will set up a calendar of preventative maintenance programs that can include everything from window cleaning, energy audits, gutter cleaning, etc. We do regular inspections of the exterior, grounds, and all common areas.
- Routine Maintenance- Anchor Property Management has an in-house staff of technicians skilled in carpentry, HVAC, plumbing, electrical, decorating and general maintenance services.
- We provide bids on subcontractor services, negotiate the best possible rates, hire and supervise work to be performed.
- We offer competitive hourly rates, or if you should need a subcontractor we negotiate volume rates for insurance, paint, mechanical, etc. These discounts are passed directly to you. Anchor does not take any overrides or percentages on parts or labor.


Administrative Management:
- Anchor Property Management selects a Project Manager to act as a liaison with your Board and Owners.
-The Project Manager attends the board meetings/annual meetings, up to 6 meetings per year are included in our management fee.
- The meeting minutes are distributed within 7 days after the meeting unless requested otherwise.
- We reserve the location in advance of the meeting, prepare an agenda, make copies of supporting documentation, bids, etc.
- The Project Manager responds to information requests from Realtors, Mortgage Companies, and Title Companies in regard to selling or re-financing a unit.
