Application Approval is based on the following: - 620 Minimum Credit Score - 1 year Positive Rental or Mortgage history - Verification of times the monthly rent in income - No Convictions on Crimes against a person and/or property, Drug Manufacturing and/or drugs that adversely affect others around, Registered Sec Offenders in the past 7 years.
Application approved with a co-signer if the following are not met: - Credit Score Less than 620 - Less than 1 year of Positive Rental or Mortgage Payment History - Income less than times the rent in income
*Co-signer application must be returned within 2 days or application will be denied and we will move onto the next eligible application.
Application Denial Based on: - Outstanding balance with a past landlord or rental agency ( This may be waived if the outstanding balance is paid in full at the time of application processing and proof of payment is shown. ) - Any Eviction record -Misdemeanors invoicing drug related convictions, or guilty plea will result in denial. -Outstanding balance with utilities. - Bankruptcy less than 7 years old -Convictions on Crimes against a person and/or property, Drug Manufacturing and/or drugs that adversely affect others around, Registered Sex Offenders within the last 7 years. We reserve the right to deny an application based on an unfavorable report from a previous landlord.
