Visual Design specializes in custom home design. With 32 years of experience, we are confident that we can design the home of your dreams.

All we need is a basic idea of how you want your home to look and what your needs are for the layout of your home.

This can be done by the following:
-Lists of features you want your home to contain
-Photos of exteriors and/or interiors you like
-Sketches of your preferred layout or a floor plan you like

We will also need the following information:
-Approximate square footage for the living area and garage
-Type of foundation ( basement, crawlspace, or concrete slab)
-Ceiling height and style(vaulted, cathedral, tray, etc.)
-Exterior wall frame size (2x4 or 2x6)
-Exterior finish (brick, stone, siding, etc.)
-Porch and deck floor construction (concrete or wood frame)

After the final construction plans are approved, we will design a color 3D rendering of your home to show you how your home will look upon completion. To do this, we will need to know what materials and colors you would like on the exterior of your home to give you an accurate rendering.

When your custom plans are completed you will receive 5 sets of construction plans. Construction plans will include:
-Exterior elevations of all 4 sides of your home
-Floor plans
-Wall framing plans
-Foundation or basement plan
-Roof plan
-Color rendering
* additional drawings, such as electrical placement, cabinet elevations, site plans, etc. can be drawn, if requested, at an additional fee.

The price to design your custom home is . per square foot. This includes all living and storage areas and garage. The amount that will be charged per square foot depends upon the complexity of the home. The minimum charge is $ Custom plans for a remodel and/or home addition are charged at a rate of $ per hour.

Your custom home plans will be drawn in two stages:
-First you will receive your preliminary plans via email. These include the elevations and floor plan of your home. At this time you will be billed a portion of the . cents per square foot, (usually . cents/ sq. ft.) for the preliminary plans. We ask that you look over your preliminary plans and let us know of any changes you would like to make.

Preliminary plans can be used for building quotes, bank loans, permits, etc. You may want to get quotes from your builder before the construction plans are completed.

- After the preliminary plans are approved and the bill for them has been paid in full, your plans will be completed. Upon completion of your plans, the remaining balance (. cents per square foot) will be due. You will then receive 5 sets of construction plans and an email containing a .jpeg image of your exterior rendering. If priority mail and/or additional sets of plans are requested, additional fees will be applied.

Any changes made after construction plans are completed will be charged a rate of $ per hour and additional sets of plans are $ $ per set.
