Leasing Requirements:
• No broken Leases or Evictions in the last 2 years
• Combined monthly Income to exceed 3x the rental amount
• Background & Credit Check. Not based on your credit score.
• Verification of the last 2 years of your employment and rental history.
If less than 2 year rental history, a Co-signer will be required and will also be used as lease holder and has to fill out an application.
• Pets- Depends on the Rental.
(No Pit Bulls or Rottweiler’s permitted on any property)
$300 Deposit for 1 pet $250 is Non-refundable
$400 Deposit for 2 pets $300 is Non-refundable
$500 Deposit for 3 Pets $400 Is Non-refundable

Application Fee: 1st application is $ Any additional applications are $ each. Any one over the age of 18 who will be living in the residence is required to fill out an application. Application Fees are non-refundable.

Question: What type of payment is acceptable for your first month’s rent?
Answer: Greg Flaniken & Associates accepts Money Orders or Cashier’s Check ONLY for your deposit and 1st month’s rent. Cashier’s checks can be obtained at local banks and credit unions. Money Orders are typically sold by third parties such as the United States postal service, grocery stores and convenience stores.

Question: Who has to be listed on the property lease?
Answer: All persons 18 years or older that will be living in the residence. If the property requires co-signers they will also be added to the rental agreement.

Question: How much is the deposit?
Answer: All of our deposits are the same as the rent. If the rent is $800, the security deposit will also be $800.
