Today is October 12 2017, now 49 days since Hurricane Harvey made landfall. There has been much clean up and demo around the property and inside almost all of the units that needed it. There are a few units left for the damaged drywall to be removed. The contractor has had to pull back most of his workforce (except for two persons) due to the lack of funding by the windstorm carrier, Lloyd’s Of London. To date, Aransas Harbors has received no funding from Lloyd’s. CCMS and Borden Insurance are in constant contact with the adjuster and claim representative to get advancement of funds as soon as possible. The concerted efforts have brought in some additional response, but still no funds to date. As soon as the funds are received and paid to the contractor, they will remobilize their expanded crew and continue the demo and mitigation work. Aransas Harbors owners, As of today October 2nd, here is where we stand. The contractor crews are continuing to make their way through the last couple of buildings' units for damaged drywall and flooring removal. The adjuster brought in a mitigation/construction consultant to make all of the per unit assessments for the claim damage assessment. He is currently working through the property to complete that process. During his first day last week, we had a meeting with the adjuster, consultant, contractor, Jesse and myself (Fred S.) to discuss the next protocol to follow to remove damaged cabinets, counters and attached items from the units. We walked several units of varying amounts of damage and received the protocol to follow in removing these items. Please remember we must stay in tune with what the adjusters for the carrier warrant as damage removal protocol so as not to void any coverage. The adjuster and consultant were very satisfied with the process the contractor has been following in the current damage removal. This removal process can take up to a few passes through all of the units to meet the demand of damage removal, so please bear with us during this phase. The contractor is also removing the demo debris from the property as space and equipment allows. Almost a month has past, seems like an eternity. Just want to let all of you know I was checking on your posts and relaying information to appropriate parties as needed. Just a few notes on things...the assessments are still on-going with the insurance. Seems like things are slow be we are actually ahead of a lot of other properties. No word from adjusters means we don't have many more answers. There have been some rumors and false information floating around about total demolition. There have been no discussions concerning this. Contractors are working on the units to deal with walls, floors, etc. show remediation efforts. As a final note, if you are not getting information via email, please contact the AH office with an update. We are checking emails and Facebook as much as possible but the office contact is the best. Just a note to say thank you for all the concerns and communications I have received after the storm. Your thoughts and prayers are greatly appreciated by myself and my family. I wanted you to know that I and my fellow board members have you in our thoughts and prayers as well. Updates on progress at the property have been going out via email as well as here on our Facebook site. If you have not gotten the emails, please get in touch with the office to update your contact information. A new update is forth coming. The Board is continuing to work with our management team to facilitate the on-going processes on the property. I am in daily contact with the management team. We, the Board, are being kept informed by management and are continuing to have discussions on storm insurance and restoration issues. The Board greatly appreciates all the Aransas Harbors staff and CCMS who have been working so hard during this critical time. Property Update: As of Today, Sept. 17th at Aransas Harbors: The contractor’s crews are still working on removing the damaged drywall and flooring throughout the units. The structural engineer’s project manager was onsite for a short while taking pictures with a drone above the buildings in preparation for the engineer. The structural engineer will be onsite Monday, tomorrow, to start his assessment and can take up to a couple of weeks. Many owners have been onsite removing personal items from their units this week and weekend. (please remember to have pictures available for your adjusters) I have answered to the best of my knowledge many questions from owners during my time onsite. So let me summarize some of the main questions: Due to some rumors, we are not aware of any portion of the property that is going to be demolished, gutted or of any outcome at this point. The insurance assessments for the association policies are still going through their processes and no determination has been discussed or released. The contractor crews are in mitigation mode, which is to remove any wet and/or damaged drywall or flooring. Removing personal items for owners is not part of the current process, unless there is furniture that is wet and continuing to contribute to the contamination. The contractor crews are moving throughout the buildings in their orderly fashion, not by a predetermined or preferential list. The final determination of coverage for the association policies is determined by the carriers claim representatives/underwriters, not the adjusters. All assessments are sent in when completed and evaluated by them to make any final determination and offer of coverage. Insurance policies and Decs & By-Laws are reviewed during this process. This is not a fast process and Aransas Harbors is not behind other properties in the timing of how this process is progressing. There are other properties that are not as far along as AH is to date. The debris piles have been mostly removed and the property is showing very good signs of moving forward. The Board, staff and CCMS are committed to working through the process as best we can to provide the best outcome to the owners and association. Please bear with the process. On a good note, it was reported by some owners to me yesterday that the IGA Family Center opened back up yesterday and they were having a sale on wine. Cheers!
